A missed payment starts a process that runs on a statutory timetable rather than waiting for you. You cannot un-miss it, and where you are on that timetable determines what remains available. The framework is on our page covering anti-deficiency protection and the word utilized.
What If I Genuinely Cannot Pay?
Irreversible: Signing the Property Over
A deed in lieu of foreclosure, a quitclaim to anybody, or any document transferring title. Once signed, the property and every option attached to it are gone.
These are sometimes the right answer and they are never the right first answer.
Irreversible: Letting the Sale Date Pass
After a trustee's sale the anti-deficiency question becomes the only question, and it is answered by facts fixed months earlier: the acreage, the number of dwellings, the origination date, how the property was used.
Nothing you do afterwards changes any of them.

Payoff figure in writing from your servicer.
Parcel acreage from the Pima County Assessor.
Origination date from the recorded deed of trust.
An hour with an Arizona lawyer, carrying those three.
Then engineer, repair quotes, market value and offers, including ours.
Meanwhile, the One Physical Task
Secure the building. A covering on the roof and the openings closed up.
It costs a fraction of any repair, it preserves what decides whether the property is repairable, and it is the only item here that gets more expensive purely by waiting. It is also reversible in the only sense that matters: nobody was ever worse off for having done it.

How Long Does It Take?
Address to written figure is a few days. Closing depends on title and, where there is a shortfall, on your lender.
Do I Need to Be in Arizona?
No. Out-of-state owners are common and remote closing is routine.
